What is SUNO?

SUNO is the first private residence club in Yucatán. It offers co-ownership of beachfront or ocean-view residences, with all the services and amenities of a luxury resort.

Am I an owner if I buy at SUNO?

Yes. Mexican nationals receive direct title. Foreign buyers acquire a legally recognized beneficiary interest through a trust.

What is the difference between fractional co-ownership and a traditional timeshare?

Fractional co-ownership grants real property rights with a deed, the potential for value appreciation, and the freedom to sell—unlike a timeshare, which only provides a temporary right of use.

How does fractional co-ownership work?

You become the legal co-owner of 1/8 of a luxury oceanfront residence, with flexible access, shared costs, and all services included.

What is the difference between Fixed and Flexible Ownership?

Fixed Ownership grants exclusive access during July and August. Flexible Ownership allows unlimited stays from September to June, subject to availability and reservation procedures.

What is the ownership fraction at Suno Residence Club?

Each co-owner holds a 1/8 deeded share of an oceanfront residence, enabling the benefits of a second home at a fraction of the cost—with more flexibility and efficiency.

Can I invite family or friends even if I’m not traveling with them?

Yes. You can authorize confirmed stays to be used by unaccompanied guests at no extra cost.

Can I rent out my usage time?

Yes. SUNO allows you to rent your vacation time through club-managed services.

Can I exchange vacation time with other destinations?

Yes. SUNO is part of the Elite Alliance® program, granting access to over 120 international destinations.

Are there any additional costs when staying?

Only a daily cleaning fee. Everything else is included in the annual club fee.

What does the annual club fee cover?

Services, maintenance, staff, housekeeping, taxes, reserve fund, and full access to amenities.

Is there a usage limit for flexible owners?

No. As long as booking procedures are followed and there’s availability, flexible owners may stay as often as they like.
