Yes. Mexican nationals receive direct title. Foreign buyers acquire a legally recognized beneficiary interest through a trust.
Fractional co-ownership grants real property rights with a deed, the potential for value appreciation, and the freedom to sell—unlike a timeshare, which only provides a temporary right of use.
You become the legal co-owner of 1/8 of a luxury oceanfront residence, with flexible access, shared costs, and all services included.
Fixed Ownership grants exclusive access during July and August. Flexible Ownership allows unlimited stays from September to June, subject to availability and reservation procedures.
Each co-owner holds a 1/8 deeded share of an oceanfront residence, enabling the benefits of a second home at a fraction of the cost—with more flexibility and efficiency.

No. Housekeeping fees, to keep the Club residence clean and welcoming during their vacation and to prepare it for the next arriving owner are applicable for Space Available and Short Notice Vacations, only. Owners may elect for daily housekeeping for an additional fee.

No. As long as booking procedures are followed and there’s availability, flexible owners may stay as often as they like.
